Pro West Surveying provides a complete land development consultancy service, catering for projects of all size and nature. Whether you are a first time investor looking to perform a small two lot subdivision or a professional developer with a 200 lot staged development, we can assist you with your project requirements. Deciding which type of subdivision is the most suited to your project can be a minefield for the first time or even experienced developer. Pro West Surveying will make enquiries to your local council and relevant authorities to help determine the development potential of your property and provide you with your subdivision options. Armed with a list of pros and cons for each subdivision option, we can then help you decide which type of development is best suited to your project.

There are two basic types of subdivisions: Freehold (Green-Title) subdivisions and Strata-Title subdivisions. Strata Titles subdivisions can be quite complicated as there are a myriad of different options depending on your lot configuration, available services and individual circumstances. We have provided a list of the subdivision options and services provided by Pro West Surveying. The information is brief so please feel free to contact us to discuss your project requirements.

Freehold Subdivision

A Freehold subdivision will create Green-Title lots that are completely independent of each other. The lots are classed as 'single house lots' and are created under the Transfer of Land Act 1893. As for all subdivisions in Western Australia the general site requirements such as minimum lot areas and minimum lot frontage are heavily governed by the R-Codes.

The R-Codes are generally more strict for Freehold subdivisions and your ability to perform this type of subdivision will be heavily influenced by the original lot configuration and position of any dwellings you wish to retain.

Strata Subdivision

A Strata subdivision will create Strata-Title lots that are owned separately but form part of a group that often involve some 'common property'. These lots are classed as 'grouped dwelling' lots and are created under the Strata Titles Act 1985.

If the R-Codes allow you to perform a Green-Title subdivision, you may still opt to do a Strata Subdivision without the requirement of common property. Depending on the position of the existing sewer main, the development costs can be lower for a Strata Subdivision.
